SAN DIEGO COUNTY
Entering July, inventory remained 15.3% lower than the same time last year and declined slightly from the previous month. While buyer activity strengthened during the first quarter, with more homes going into escrow, it eased modestly over the past month. Home prices continued to show year-over-year gains, with detached homes up 5.1% and condos/townhomes up 1.1%. Overall, demand remains strongest in the lower price ranges—particularly for detached homes—while higher-end properties and downtown condos/townhomes continue to experience a more measured pace.

MONTHS SUPPLY OF INVENTORY
Historically, a 4–6 month supply of inventory (MSI) has been associated with a neutral market — one that doesn't favor either sellers or buyers. A supply of less than 4 months generally favors sellers, while more than 6 months usually favors buyers. MSI can vary significantly between locations and, as illustrated in the table below, across different property types and price ranges.

SELLING TODAY
As market conditions vary by price range and property type, careful and deliberate pricing remains essential. While many lower-priced homes continue to see strong demand, luxury properties and downtown condos often require a more competitive approach. Success today depends on smart pricing, exceptional marketing, and patience.
