MARKET OVERVIEW
Buyer demand—measured by the number of pending sales over the prior month—is nearly identical to the previous two years, yet inventory is up considerably. In April, pending sales of detached homes increased by just 2.2%, while inventory rose by 29.1% compared to the same period last year. For attached homes, pending sales actually decreased by 7.9%, with inventory rising by 60.5%. Given the increased competition, this year is proving to be significantly more challenging for sellers. Demand may have peaked a few weeks ago, while inventory will likely continue to rise steadily through the summer market. The market is expected to cool each week until inventory reaches its peak later in the year.

MONTHS SUPPLY OF INVENTORY
Historically, a 4–6 Months Supply of Inventory (MSI) has been associated with a neutral market — one that doesn't favor either sellers or buyers. A supply of less than 4 months generally favors sellers, while more than 6 months usually favors buyers. MSI can vary significantly between locations, property types, and, as illustrated in the chart below, across different price ranges.
