SAN DIEGO COUNTY

Overview
Entering October, San Diego County inventory remained 4.8% below year-ago levels. Buyer activity was down 15.9% year over year and had also eased over the preceding five months. Median prices remained 5.8% higher for detached homes, while condo and townhome prices were essentially flat. Demand remained strongest in the lower- to mid-priced segments, with homes priced between $750,001 and $1 million selling the fastest, while properties above $5 million took the longest. Higher-end properties and condos/townhomes continued to move at a more measured pace, with downtown condos remaining the slowest market segment.

Supply & Demand
Historically, a 4–6 month supply of inventory (MSI) has been associated with a balanced market, where neither buyers nor sellers have a clear advantage. Less than 4 months generally favors sellers, while more than 6 months tends to favor buyers. Entering October, MSI stood at 2.4 months for detached properties and 4 months for attached properties. In the luxury segment above $5 million, MSI exceeded 8 months for both property types.

What This Means for Buyers & Sellers
Today’s San Diego real estate market calls for a strategic approach from buyers and sellers alike. Conditions vary by location, property type, and price range. Sellers need realistic pricing and effective marketing, particularly in the luxury segment where inventory is higher. Buyers can benefit from identifying opportunities and negotiating strategically. For both, success starts with accurate market insight and realistic expectations.
