DOWNTOWN SAN DIEGO

Overview
Entering October, Downtown San Diego’s attached housing market had an 8-month supply of inventory—double the 4 months countywide. This has given buyers more options and increased competition among sellers. Despite the elevated inventory, buyer activity remained steady, with 52 homes going under contract and 45 closing escrow in September. However, demand varied by location, bedroom count, and price range.

Supply & Demand
Historically, a 4–6 month supply of inventory (MSI) has been associated with a balanced market, where neither buyers nor sellers have a clear advantage. Less than 4 months generally favors sellers, while more than 6 months tends to favor buyers. At 8 months, Downtown San Diego remains firmly in buyer’s market territory, although conditions vary considerably among neighborhoods, buildings, and price ranges.

What This Means for Buyers & Sellers
Downtown’s elevated inventory creates opportunities for buyers but presents challenges for sellers. Buyers can benefit from greater selection and stronger negotiating leverage, while sellers face increased competition and potentially longer marketing times. For both, success starts with understanding local market conditions, realistic expectations, and a well-planned strategy. Sellers, in particular, must prioritize strategic pricing and effective marketing.
